Sterling West

What began as a simple façade improvement resulted in a $1.2M mixed-use redevelopment project that included the demolition of two buildings and construction of a signature project in the heart of the Village. The IDA worked with the property owner on developing the Sterling West concept which included 11 market-rate apartments and 4 commercial spaces on the first floor. A $50,000 grant helped with improvements to a nearby public park.

Incentives:
No tax incentives were used in this project. The Fairport IDA delivered a $50,000 matching grant to upgrade nearby public facilities, and Fairport Electric assisted with new lights. A low interest loan through the URA (Urban Renewal Agency) helped finance the project and the Fairport Village Partnership helped with a $10,000 façade grant. 

Outcome:
The demolition of two blighted buildings and construction of one new building with design elements consistent with village character.

Tow Path Park - Fairport Village IDA

Tow Path Park

This is a great redevelopment and reuse project on the south bank of the Erie Canal. The IDA purchased 2 acres of property and reviewed proposals from developers for its reuse. One concept was selected and the IDA is working through the environmental and approval processes with the potential owner. After remediation, the buildings and garages will be demolished. The site plan includes the construction of new residential buildings, additional docking for boats, and public access with a promenade, site furnishing and amenities. The IDA is an active partner in the concept, planning and implementation of the project.

Incentives:
No tax incentives were used in this project. The IDA secured an EPF-LWRP matching grant for the public access component of the project for $535,000.

Outcome:
The Fairport IDA entered into a purchase and sale agreement with a local entrepreneur and developer. The buyer plans a mixed-use project with 33 residential units and 5,000 square feet for an upscale wine bar. The completed project will extend the Finger Lakes Wine Trail into the Village of Fairport and provide diversity in the available housing mix.

What's your IDA doing?
  • Currently we are working to redevelop a DPW site on the south bank of the Erie Canal. The IDA purchased the property and accepted a proposal for a mixed-use project that includes a residential and commercial component.
  • We invested $2.6 million in private projects: Sterling West, Liftbridge Properties, Paul Graham & Associates and Mulconry’s.
  • We invested $350,000 in public infrastructure projects: Kennelley Park and Fairport Junction.
  • We created 48 new jobs.
